If we feel we can add real value, we’ll tell you. And if we’re not the best match, we’ll be honest about that too.

What services do Kelly Residential offer to sellers?

Kelly Residential specialises in residential property sales, supporting homeowners through every stage of the selling process, from initial advice right through to completion.

We provide honest market appraisals, tailored marketing to showcase your home at its best, and hands-on support throughout accompanied viewings, negotiations and the legal process.

Do you help buyers too?

Yes. While our clients are the sellers who instruct us, we work professionally and transparently with buyers throughout the process.

This includes arranging accompanied viewings, providing accurate information about our properties, and clearly explaining timescales, next steps and the Scottish buying process. Our role is to ensure the process runs smoothly and fairly for everyone involved, while always acting in the best interests of our seller clients.

Can you help with finding financing options?

While we don’t provide financing directly, we’re always happy to introduce buyers to trusted, local mortgage brokers and financial advisers we know and work with personally.

These are professionals we would confidently recommend to our own family and friends. They understand how we work, the standards we expect, and the level of care we want our clients to receive. There’s no obligation, just a helpful introduction if you’d like one.

Do you charge for property valuations?

No. Our property valuations are completely free and come with no obligation.

We’re always happy to provide honest, straightforward advice on your home’s value and the local market, whether you’re ready to move now or simply exploring your options. If and when you decide to sell, the choice is entirely yours.

How experienced is your team?

Kelly Residential was founded by Fraser Kelly in 2021 with a clear vision: to create a more personal, proactive and client-focused estate agency for homeowners across Newton Mearns, East Renfrewshire and beyond.

Since then, we’ve built a highly experienced team whose backgrounds span a variety of property roles, bringing together expertise across estate agency, property marketing, sales, negotiation and client care.

While we may not be the biggest agency, our strength lies in the way we work. Unlike high-volume agencies, each of our agents works with a limited number of clients at any one time, ensuring you’re never just another listing and can always reach someone who knows your sale inside out.

We understand that selling a home can be both exciting and stressful, which is why trust, clear communication and personal support sit at the heart of everything we do.

What is the process for working with Kelly Residential?

It all starts with a conversation. You can give us a call, drop us an email, or pop into our office at the Broom Shops in Newton Mearns.

Buying a Property

How can I start the process of buying a property?

You can start by browsing our available properties online and getting in touch to book a viewing, request a copy of the Home Report, or ask for more information about a particular home.

We do recommend having a decision or approval in principle in place where possible, as it can help you understand your budget and move forward with confidence when the right property comes along. That said, not having this in place won’t stop you from viewing, we’re always happy to talk things through.

If you don’t already have a mortgage adviser, we’d be delighted to recommend a trusted local firm.

What should I consider when buying a home?

There’s no single checklist that suits everyone. What matters most depends on how you plan to use the property and what stage of life you’re at.

For example, an investor looking for a buy-to-let will often prioritise yield, demand and long-term potential, while a first-time buyer may focus more on affordability, condition and future flexibility. A family with young children might be thinking about space, schools and outdoor areas, whereas someone downsizing may value convenience, layout and ease of maintenance.

How does the home buying process work?

Buying a home in Scotland follows a clear legal process, and while it can feel unfamiliar at first, we’re always happy to explain things along the way.

Once you’ve found a property you like, you’ll usually review the Home Report and, if you wish, note your interest. When you’re ready to move forward, your solicitor will submit an offer on your behalf. If the property is particularly popular, a closing date may be set, at which point all offers are considered together.

If your offer is accepted, the solicitors will then agree the legal terms through a process known as concluding missives. Once missives are concluded, the sale becomes legally binding. The final stage is settlement, when the balance of funds is transferred and you collect the keys to your new home.

Throughout the process, we’re here to keep things clear, manage communication between all parties, and help everything progress as smoothly as possible.

There’s no fixed timeline for selling a home, and anyone who claims to have a crystal ball is probably in the wrong job. Timescales can vary depending on market conditions, pricing, buyer demand and the individual appeal of your property.
